How land ends up behind on taxes
Nobody plans to fall behind. A tax bill goes to an old address. An heir didn't know they owned the land. Money got tight and a parcel you never visit wasn't the priority. A few years go by and the balance, plus penalties and interest, starts to feel overwhelming.
If that's where you are, you have options, and the sooner you look at them, the more of them you have.
What happens in Montana when taxes go unpaid
In general terms, when property taxes in Montana go unpaid, the county can attach a tax lien to the property. That lien may be held by the county or assigned to a third party. Penalties and interest keep adding up.
There's a redemption period, generally up to three years, during which the owner can pay what's owed and keep the property. If the taxes aren't paid by the end of that period and the required notices are given, a tax deed can be issued. At that point the owner can lose the land, and any equity in it.
The exact timeline depends on when the taxes became delinquent and the steps the county or lienholder has taken. Your county treasurer can tell you where things stand.
This isn't legal advice. Talk to your county treasurer or a Montana attorney about your specific situation and deadlines.
How selling to us works with back taxes
You don't need to pay the taxes before you sell. When we close, the title company pays the delinquent taxes, penalties, and interest out of the sale proceeds, and you receive the rest. If a tax lien has been assigned to a third party, the title company handles the redemption payoff as part of closing.
We'll show you the expected payoff and your net proceeds in writing before you sign. No surprises at the closing table.
Why it's worth acting early
- More time means more options, including selling for a fair price instead of losing the land
- Penalties and interest keep growing every month
- Title work and closing take a few weeks, so starting early protects your deadline
- A short call costs nothing and gives you a clear picture
We buy as-is
Tax-delinquent land is often land the owner hasn't seen in years. That's fine. We research access, zoning, and recent sales ourselves. You don't need to clean it up, survey it, or visit. We pay normal closing costs and charge no commission.

In situations like this, you want someone on your team that is knowledgeable, honest, and thinks of the long-term picture instead of just short-term goals. While working with Daniel I have consistently been impressed again and again with his ability to problem solve, think outside the box, and go far over and above what is needed to ensure the people he is working with have a positive experience. Daniel is absolutely someone I will be happy and proud to recommend and stand behind when it comes to real estate endeavors."
