"The professionalism and efficiency in which my land sale was handled was amazing. Everything went so smoothly dealing with the people at Land Quest and also Flying S Escrow and their traveling notary. Truthfully, I don’t think a five star rating is high enough!"

When family land becomes a question mark
Most of the inherited land we buy came to someone who never planned on owning it. A grandparent's cabin lot, a share of the family ranch, acreage a parent bought decades ago and never mentioned. Now there are taxes to pay, maybe weeds and fire mitigation to deal with, and a decision to make.
Selling inherited land isn't disloyal. Often it's the most practical way to settle the estate fairly and stop paying for land nobody in the family is going to use.
Multiple heirs and out-of-state family
It's common for inherited Montana land to be owned by several siblings or cousins spread across the country. Some want to sell, some aren't sure, and some haven't seen the land in twenty years.
We work with all of the heirs together. We'll answer everyone's questions, explain how we arrived at our offer, and make sure each owner is paid their share through the title company at closing. Nobody has to fly to Montana. Documents can be signed in front of a mobile notary wherever each person lives.
Montana probate basics
When someone dies owning Montana land in their own name, the land usually passes through probate. The court appoints a personal representative, often called the PR, to manage the estate. In general, the PR needs authority from the court before they can sell estate land.
That doesn't mean you have to wait for probate to finish to start talking with us. We work directly with the estate attorney and the title company. In many cases we can sign a purchase agreement while probate is still underway, then close once the PR has authority to sell. That gives the family certainty about the sale without rushing the legal process.
If land was held in a trust, in joint tenancy, or passed by a transfer-on-death deed, the process may be simpler. The title company will confirm what's needed.
This is general information, not legal advice. Talk with a Montana probate attorney about your specific estate.
When the title needs cleaning up
Sometimes inherited land has gone through several generations without anyone updating the deed. Heirs may be missing, a prior estate was never probated, or the family isn't sure who legally owns what. That's where our sister company, TitleQuest Pro, comes in. They focus on heirship and curative title work so the land can actually be sold.

Therefore, very happy to say that working with Daniel / LandquestPro has been one of the best Real Estate transactions I have been party to. Everything went 100% according to initial discussions and like clockwork, communications were prompt and clear, and most important there were no surprises or delays once a contract was entered into.
