"The absolute best to work with!"
Sell landlocked land in Montana, even with no legal access.
No recorded easement? A road that crosses someone else's ranch? Surrounded by forest? Most buyers walk away from landlocked land. We don't.

Why so much Montana land is landlocked
Montana's land patterns go back to homesteads, railroad grants, mining claims, and big ranch splits. Over a century, parcels got divided and sold without anyone recording how you'd get to them. Add National Forest, BLM, state, and timber company land, and it's easy to end up owning a piece of ground with no legal road in.
Many owners don't find out until they try to sell, or until a neighbor puts up a gate.
Easement questions we see
- An old two-track that's been used for decades, but no easement was ever recorded
- A neighbor who has always given permission, but nothing in writing
- A forest road that requires a permit, or closes seasonally
- A platted road in an old subdivision that was never built
- An easement that exists on paper but doesn't match where the road actually runs
Why most buyers walk away
Banks generally won't lend on land without legal access, so most retail buyers can't finance it. Title insurers may limit coverage. Agents often don't want the listing. That leaves owners paying taxes on land that feels impossible to sell.
Why we still buy
We buy directly, so there's no bank approval to wait on. We know how to research access in Montana: plat maps, recorded easements, forest service roads, and conversations with neighbors. Sometimes we can negotiate an easement after we buy. Sometimes a neighbor is the right eventual buyer. Either way, that work and risk is ours, not yours.
Our offer reflects the access situation honestly. A landlocked parcel is generally worth less than the same land with a road. We'll tell you how we got to the number.
What you'll need to do
Very little. Tell us where the land is and what you know about getting to it. We do the research, send a written offer, and close through a local title company. You can sign remotely.
