How it works

How selling your land to us works.

Six steps, no commissions, and a local title company protecting both sides. Most closings settle in about three weeks.

The six steps.

  1. 1

Receive, Review & Return Letter of Intent

Interested in selling your parcel? Fill out the Letter of Intent. Return via mail, email, or text.

  2. 2

    Parcel Due Diligence

Once you express interest, we dig in. Due diligence covers legal access, property condition, back taxes, liens, land use, and parcel size.

  3. 3

    Agree on the Sale Amount

If we land on a number that works for everyone, we kick off closing through a title company local to the parcel. Local title companies give every party an extra layer of security.

  4. 4

    Review & Sign Purchase Agreement

You'll get a one-page purchase agreement via email. Title closing usually settles within three weeks of signing.

  5. 5

    Begin Closing Process

The title company pulls the parcel details, organizes documents, then sends them over for signing and notarization. All remote, no travel.

  6. 6

    Receive Proceeds

Once all documents come back, the title company sends you your money via your preferred payment method.

Free extras, whether or not you sell.

Land sales process

We walk you through every step, from Letter of Intent to closing. Clear and predictable.

Closing with a professional

We close with a trusted local title company. They protect you and us, and they handle every detail.

How we make our offer.

We'd rather you understand our number than just accept it. Here's what goes into it:

  • Recent sales nearby. What similar land in the area has actually sold for, not asking prices.
  • Access and utilities. Legal road access, power, water, and septic all change what land is worth.
  • Size, terrain, and use. Flat buildable ground and steep timber are different markets.
  • Title and taxes. Back taxes, liens, or title work that needs to happen before closing.
  • Our costs. What it costs us to close, hold, market, and resell the land, plus a fair margin.

Put simply: our offer is what the land is worth today minus what it'll cost us to carry and resell it. We'll walk you through it on a call. If a retail listing makes more sense for you, we'll say so.
