Why sell to a local Montana buyer

Daniel Bear, our founder, lives in Bozeman. He grew up just over the line in Powell, Wyoming, and has spent more than a decade buying land in this part of the country. That matters, because Montana land isn't simple.

A parcel that looks great on a map can turn out to have no recorded access, a road that closes in winter, or a neighbor who controls the only way in. Water rights and wells, septic approval, floodplain, covenants, and old subdivision rules all affect what land is worth and who can buy it. Every county handles some of this a little differently.

An out-of-state buyer working from a spreadsheet tends to either lowball you to cover what they don't know or back out once they find it. We already know what to look for. That means a more honest number up front and fewer surprises before closing.

Types of land we buy in Montana

If you own it and don't want it, we'd like to hear about it. We regularly buy:

  • Vacant lots, in town or out of town, built on or never touched
  • Recreational and hunting land
  • Ranch and ag land, including dryland and leased ground
  • Timber and mountain parcels, logged or not
  • Cabin lots and subdivided lots, including older subdivisions with unbuilt roads
  • Landlocked parcels with no legal access
  • Inherited land, including land still in probate
  • Tax-delinquent land where the taxes have fallen behind

How a Montana closing works

Once we agree on a price, we send you a short, plain-English purchase agreement. After you sign, we open escrow with a local Montana title company. They run the title search, prepare the deed and closing documents, and hold the money.

You don't need to travel. The title company sends your documents to sign, and a mobile notary can come to you. When everything's signed and recorded, the title company pays you by wire or check. We cover the normal closing costs, and there's never a commission.

If the title has problems, like missing heirs, an old lien, or a fractured chain of ownership, we don't walk away. Our sister company, TitleQuest Pro, handles curative title work so the sale can go through.

What to expect when you call

You'll talk to Daniel or Khrista. We'll ask where the land is, how you came to own it, and what you'd like to happen. If we can help, we'll research the parcel and send a written offer. If we can't, we'll tell you, and often point you toward someone who can.

There's no obligation and no pressure. Plenty of people call just to understand their options.
